Avenue & Green Living Room

Downtown Woodbridge, N.J., Apartment Community Hits the Mark with Renters

WOODBRIDGE, N.J., Dec. 1, 2021 — Avenue & Green, a new 232-unit luxury apartment community in downtown Woodbridge, has reached the 50% leased milestone less than three months after its launch, announced developer Prism Capital Partners. According to Robert Fourniadis, senior vice president, residential, this impressive velocity has been spurred by strong demand for modern multifamily product, the tenacity of the project’s onsite leasing team and the quality of its construction.

“The pace of leasing at Avenue & Green has been nothing short of incredible,” Fourniadis said. “This one-of-a-kind community is attracting interest from a wide demographic. We are seeing renters of all ages and diverse income levels coming from the local region as well as out of state.” He credited Avenue & Green’s leasing team – including The Marketing Directors’ Shanice Coull, Chelsie Loh and Jamie Case – for exemplary work during the initial leasing stage.

The highly amenitized, transit-oriented Avenue & Green sits adjacent to the Woodbridge train station, at the corner of Rahway Avenue and Green Street. It features a mix of studio, one- and two-bedroom residences with nine-foot ceilings, luxury plank flooring, in-home washers and dryers, stainless steel appliances and Calacatta Valentin Quartz Countertops.

Avenue & Green’s lifestyle amenities are central to the community’s popularity, according to Fourniadis. Residents have access to a resort-style pool and landscaped courtyard with private BBQs, outdoor dining, fire pits and a screening area. Indoor features foster comfort and ease with a thoughtfully curated resident lounge with billiards and shuffleboard, a state-of-the-art fitness center, demonstration kitchen, full-size laundry rooms on every floor with large capacity washers and dryers for oversized items, complimentary bike storage, and covered on-site parking.

Prism’s in-house construction management team spearheaded the development with an eye toward quality in every detail, Fourniadis noted. “Stephen Torell, Prism’s vice president of construction, Pete Silveira, project superintendent, and Troy Branham, project manager, delivered an impeccable product,” he said. “Time and again, residents and prospective residents comment on the quality of the homes and amenity spaces.”

Avenue & Green also includes 10,500 square feet of street-level retail. Already, two retail leases have been signed – by LeGrand Coffee House and The UPS Store – with additional contracts in the works for the remaining availability.

“It’s an exciting time at Avenue & Green, and we couldn’t be more pleased with the strong interest from residential and retail tenants alike,” said Prism’s Edwin Cohen, principal partner. “Our thanks continue to go to the local officials in Woodbridge for their support in bringing this high-value development to the township’s vibrant downtown.”

Monthly rents at Avenue & Green begin from $1,815 for a studio, $2,000 for a one-bedroom and $2,640 for a two-bedroom apartment, after current incentives that include up to two months free. Located at 10 Green Street, the Avenue & Green leasing office is open weekdays from 10 a.m. to 6 p.m., and Saturday and Sunday from 10 a.m. to 5 p.m. For more information, call 732-366-1890, email or visit
