Walters Builds 150-Unit Income-Restricted Senior Community
BRANCHBURG, N.J., March 22, 2022 — Walters, an award-winning developer, has begun construction on the second phase of Cornerstone at Branchburg in Somerset County. When completed, the new, premium, age- (55+) and income-restricted apartment community will offer 150 housing units. Located at 1000 Cornerstone Drive, the development’s sustainable design will attain LEED® and ENERGY STAR® certifications.

Situated on a 11.7-acre site, the phased development consists of two three-story buildings. The project broke ground in May 2021 with construction now proceeding on both buildings. The first building is slated for completion by December 2022 and projected completion of the second building is spring of 2023.
Apartment floor plans include one- and two-bedroom residences, ranging from approximately 700 to 900 square feet. Cornerstone at Branchburg features community spaces for socializing, exercising and accessing computer workstations. A staffed social services coordinator will be available upon request.
Every residence features a full-size washer and dryer, fully equipped kitchens with granite countertops, and blinds in every room. Outdoor areas will offer seating areas with gas grills.
Priority is given to residents whose incomes are at or below 60 percent of the area median income. Rental rates are based on the renter’s gross annual income, according to the rent/income requirements chart.
Additionally, Cornerstone at Branchburg is designed to be sustainable, helping to improve the health and well-being of residents while saving energy and environmental resources. The use of ENERGY STAR appliances also aids with long-term reductions in utility costs. The green community features non-invasive landscaping and the use of recycled materials during construction.
