PHILADELPHIA (Dec. 3, 2024) — Martin Brower, a global leader in supply chain solutions for the world’s leading brands, has signed a lease for a 147,000-square-foot facility at Crow Holdings at I-95, 14515 McNulty Road in northeast Philadelphia. Crow Holdings Development anticipates the project, which includes 57,000 square feet of cold storage capacity, will be completed by Fall 2025.
CBRE’s Jonathan S. Springer, Andrew Green and Mike Barker served as tenant representatives in the transaction. Colliers’ Brad Boone and Brian McCurdy represented Crow Holdings Development as exclusive leasing agents for Crow Holdings at I-95.
Crow Holdings at I-95 occupies a 14.4-acre redevelopment parcel that Crow Holdings Development purchased earlier this year from PIDC, Philadelphia’s public-private economic development corporation. Crow Holdings at I-95 has a 10-year PILOT agreement in place. It is part of an established industrial park within a Keystone Opportunity Zone (KOZ), which provides eligibility for businesses to take advantage of certain state and local tax abatements.
“These factors and our team’s ability to reconfigure the building’s design from traditional industrial to specialized use mid-development were key factors in securing a best-in-class tenant like Martin Brower,” said Crow Holdings Development’s Clark Machemer, senior managing director. “It was an honor to be entrusted by PIDC to make this key redevelopment project a reality, and we couldn’t be more pleased with the result.”
The building’s “spec to suit” construction is progressing, and Crow Holdings Development has begun interior fit-out work for Martin Brower. The specialized storage features cooler, freezer and cold dock components. Other build-to-suit elements include 8,500 square feet of office space and a vehicle maintenance area. Crow Holdings at I-95 features a full complement of sustainable and Class A industrial design elements. The site offers superior road connectivity with multiple access points via I-95, I-276 and Route 1.
“This new distribution center will play an important role in Martin Brower’s U.S. distribution network,” said Martin Brower US President Kevin Svenkeson. “We look forward to becoming part of the community and delivering a positive impact.”
A Community-forward Development
The significance of Crow Holdings at I-95 goes beyond its role in creating new local ratables and drawing a high-profile tenant and related jobs to Philadelphia. According to Machemer, support for the community is central in all aspects of the project execution.
PIDC President Jodie Harris concurs. “In this benchmark illustration of public-private partnership, Crow Holdings Development has proven to be a thoughtful, considerate developer,” Harris said. “They think creatively on how to increase economic development with their projects and are supportive of PIDC’s mission to drive growth to every corner of Philadelphia. We’re excited to see this project – and the employment opportunities for Philadelphians – come to fruition.”
“Philadelphia continues to be an exceptional place to do business, and the Martin Brower project is another great example of why,” said Philadelphia Commerce Director Alba Martinez. “We offer competitive sites for modern logistics development, we welcome and support investment, and our large, skilled workforce is ready to help businesses thrive. I’d like to thank Crow Holdings as well as PIDC for their pivotal role in making this project a reality, demonstrating the strength of public-private partnerships in driving economic growth and supporting our local community.”
To bolster inclusive economic growth in the region, Crow Holdings Development executed an Economic Opportunity Plan (EOP) through the City of Philadelphia’s Office of Economic Opportunity (OEO). EOPs aim to increase participation of minority, women and disabled-owned enterprises in all aspects of development.
Crow Holdings Development also provided support to the Philly Tree Fund, to fund plantings in Philadelphia’s urban core. The firm also plans to plant more than 1,000 new trees on-site at Crow Holdings at I-95. Additional community impact opportunities are in the works.
Crow Holdings Development’s Northeast regional presence is well established. Its projects also include 2900 Grant Avenue in Philadelphia as well as the recently completed Crow Holdings at Carteret in Carteret, N.J., 25 Market Street in Elmwood Park, N.J., and others comprising more than 3.5 million square feet of new development in New Jersey and Pennsylvania over the past two years.
Crow Holdings Development is the development platform of Crow Holdings, a privately owned real estate investment and development firm with 75 years of history, $33 billion of assets under management, and an established platform with a vision for continued success. The company specializes in multifamily and industrial development across high-opportunity markets in the United States, with a newly launched office development platform as well. Led by a highly experienced leadership team, the firm has developed more than 72 million square feet of industrial space since 2013.
