C&W Arranges Sale of 10-acre Industrial Land Parcel in Carson, Calif.
New Owner KTR Appoints C&W to Market Site for Land Lease or 200,000 SF BTS

CARSON, Calif., Feb. 11, 2015 – Commercial real estate services firm Cushman & Wakefield represented the seller in the sale of a 10-acre land parcel located at 2250 E. Dominguez Street in Carson. Cushman & Wakefield also procured the buyer, an affiliate of KTR, which has since appointed the firm to market the site as a land lease or industrial build-to-suit opportunity.

Steve Bohannon, Rooney Daschbach and Rusty Smith of Cushman & Wakefield's Los Angeles South office orchestrated the trade and are leading the marketing team for 2250 E. Dominguez Street. The parcel was surplus real estate for a Los Angeles distribution company, according to Bohannon. He added that KTR took advantage of the offering to increase its holdings in this infill market which is exceptionally difficult to penetrate. According to Cushman & Wakefield's latest Industrial MarketBeat for South Bay recovery of the South Bay market is poised to continue in 2015, but land availability will continue to have the largest impact on future growth in the industrial development sector.

"KTR is one of the most active buyers in the Los Angeles South Bay, an infill marketplace with significant barriers to entry in the form of limited land for acquisition/development and substantial constraints on development and use from the various municipalities," he noted. "The firm capitalized on the chance to buy this parcel, which is considered quite large in this market. 2250 E. Dominguez Street is well-suited for a land lease, build-to-suit or speculative construction. We will continue to analyze the benefits of each of these options as the marketing campaign continues." Bohannon added that 2250 E. Dominguez Street could accommodate a Class A industrial building of up to 200,000 square feet.
