Fast-Casual Franchise Inks 2,300-SF Lease at Falls Church, Va., Shopping Center 

FALLS CHURCH, Va. (Feb. 27, 2024) – A 2,300-square-foot lease commitment by Dave’s Hot Chicken brings a new dining tenant to Crossroads Place in Falls Church and marks the area expansion of this growing fast-casual restaurant brand. The Dave’s Hot Chicken lease extends an active period for Crossroads Place, following recent commitments with outdoor furniture/accessory retailer Fortunoff Backyard Store and cheesesteak franchise Charleys Cheesesteaks and Wings. 

Commercial real estate services firm Levin Management Corporation (LMC) serves as managing agent for the 340,000-square-foot shopping center, located at the heavily traveled intersection of Leesburg Pike and South Jefferson Street. Rappaport’s Melissa Webb, who represents LMC locally, arranged the lease on behalf of property ownership. Roger Carlson of Carlson Retail represented the tenant. 

Founded in 2017, Dave’s Hot Chicken specializes in “Nashville hot” spicy chicken including hot chicken tenders and sliders in seven spice levels ranging from “no spice” to “Reaper.” The restaurants also serve house-made kale slaw, mac and cheese, french fries and milkshakes. Dave’s Hot Chicken at Crossroads Place will be the fifth Washington, D.C.-area location for its franchisee.  

Fast-casual restaurants continue to perform well, and within that segment Dave’s Hot Chicken is a rapidly expanding brand, noted Webb. “Crossroads Place offers a great location in a high-demand market and proved to be an ideal fit for this popular chain’s continued growth,” said Webb. “Dave’s Hot Chicken diversifies the center’s dining options.”  

Crossroads Place, which also features Olive Garden, Longhorn Steakhouse, Chipotle, Einstein Bagels, Quickway Japanese Hibachi and Starbucks, draws 3.7 million visitors per year, according to real-time traffic data from Placer.ai. Anchored by a Giant food store and Burlington, the property’s tenant mix also includes HomeGoods, T.J.Maxx, Cost Plus World Market, KC Beauty and Mattress Warehouse, along with neighborhood conveniences such as a nail salon and optometrist. 

The center serves a growing residential population of more than 579,000 people within a five-mile radius, and the marketplace boasts an average household income of more than $186,000. Crossroads Place also benefits from a daily traffic count of 30,000 vehicles on Leesburg Pike. 

One 12,500-square-foot space remains available at Crossroads Place.
