Tryko Partners Introduces 46 Apartments with Onsite Support Services in City’s West End  

PITTSBURGH (Feb. 20, 2024) — With construction progressing on schedule for a March 2024 delivery, leasing is underway at Cedarwood Homes in Pittsburgh’s West End. An on-site leasing office is now open at the age-restricted affordable housing community, marking another major milestone for Tryko Partners’ redevelopment of the former Fairywood School site. 

Available to residents ages 62 and over, Cedarwood Homes is located at 1862 Broadhead Fording Road. The community includes seven market-rate apartments and 39 residences for those with incomes up to 60% of the area median income.

Cedarwood Homes features spacious one-bedroom, garden-style apartments with front porches and in-unit amenities such as washers/dryers, dishwashers and hardwood floors. An onsite community building, which includes modern kitchen facilities and gathering spaces, will serve as the site for financial literacy, nutrition and exercise programs. Health screenings and other support services designed to enable seniors to age in place will also be offered. Cedarwood Homes incorporates energy-efficient and sustainable site design, with walkable, park-like green spaces and ample parking. A bus stop in front of the property enables easy mass transit access.

A Commitment to Community 
In 2020, the Pittsburgh Urban Redevelopment Authority (URA) named Tryko as developer of choice for the redevelopment project, which has received widespread support since its inception. Key financing agencies contributed to the project’s viability, including a 9% Low-Income Housing Tax Credit (LIHTC) awarded by the Pennsylvania Housing Finance Agency and approximately $2.1 million in gap financing funding, along with 24 project-based Section 8 vouchers, from Housing Authority City of Pittsburgh (HACP). 

Tryko has an established track record in the immediate community and the larger regional marketplace. In 2007, the firm demonstrated its commitment to revitalizing the neighborhood surrounding the Cedarwood Homes site with the acquisition of Emerald Gardens, the 427-unit multifamily complex next door. The company purchased the property when it was in financial distress and invested over $10 million to make improvements. Today the community is averaging nearly 100% occupancy and has become one of the most desirable properties in the area.
