Repositioned Office Building Recognized for Excellence in Building Management
ROSELAND, N.J., Oct. 31, 2019 – 56 at Roseland has received “The Outstanding Building of the Year” (TOBY) honor for 2019 from the Building Owners and Managers Association of New Jersey (BOMA NJ). An affiliate of Mountain Development Corp. (MDC) of Woodland Park, N.J., owns the 400,000-square-foot office building located at 56 Livingston Ave. in Roseland. The property was honored in the “250,000- to 499,999-square-foot” category.
BOMA NJ’s annual “TOBY” Award is the most prestigious and comprehensive award of its kind in the commercial real estate industry, recognizing quality in office buildings and rewarding excellence in office building management. Every facet of a building’s operations is evaluated as part of the judging criteria, including management practices, emergency planning/procedures, tenant services, operational efficiency, and energy management, among others.
“This distinction is a testament to the hard work and dedication of our entire operations and property management teams, and we are tremendously honored to be recognized by BOMA NJ with this award,” said MDC Director of Operations Michael Donohue. “Earning this recognition also is significant for our current – and future – tenants, as it reinforces 56 at Roseland as a premier headquarters-quality business address that is being managed to the highest industry standards.”
The TOBY Award represents the latest milestone for the best-in-class office building. In 2017, MDC completed the repositioning of 56 at Roseland into one of New Jersey’s premier suburban office settings. The MDC led venture invested more than $40 million to redevelop, contemporize and tenant the property — which formerly served as the headquarters for a single tenant, Organon International — and reposition it into a dynamic and multi-tenanted work environment.
The revamped facility features a new on-site café with a 400-seat dining area, a health club/wellness center with full lockers and shower facilities, and security/full concierge services. Outdoor amenities include a lounge area with fire pits, a green wall, hiking trails, volleyball court and walking paths. Technical features include an optimized Level 2 Data Center possessing a network operations hub with technical support space.
