Grocer and Exit 4 Private Escape Rooms Absorb 8,000 SF at Levin-Managed Center
DELRAN, N.J., June 2, 2022 – An expansion by grocery anchor ShopRite and the addition of a new escape-room “retailtainment” concept – along with the recommitment of an existing dining tenant – mark the latest moves at Hartford Corners in Delran, according to Levin Management Corporation (LMC). The commercial real estate services firm serves as exclusive leasing and managing agent for the 215,000-square-foot Burlington County retail property, situated at the intersection of Route 130 and Hartford Road.
ShopRite Expansion
One of Hartford Corners’ original tenants, ShopRite opened in 2003 and has long been an integral contributor to the shopping center’s market-leading position. Now the grocer has expanded by 6,250 square feet (for a total of 70,600 square feet) to accommodate a larger selection of fresh, ready-made meal offerings, and provide additional space for the supermarket’s click-and-collect shopping service, “ShopRite from Home.” The location’s owner is an experienced operator with six additional ShopRite stores in the region.
“Our goal remains steadfast in always striving to provide an environment that accommodates tenants as their needs evolve,” noted LMC’s Sidney Singer, vice president of leasing, who negotiated the lease expansion on behalf of the property’s ownership. “This expansion is a great example of how even essential, Internet-resistant retail categories are evolving to serve changing consumer shopping preferences. Hartford Corners provides a flexible environment that enables tenants to be creative and succeed, and we are pleased to accommodate ShopRite’s needs.”
Exit 4 Private Escape Rooms Lease
Additionally, LMC’s Kendal Hand-Freda and Fred Younkin, leasing representatives, arranged a new, 1,700-square-foot lease with Exit 4 Private Escape Rooms; Patricia AmecAngelo of CBRE represented the tenant.
Exit 4 Private Escape Rooms is a growing New Jersey franchise that launched its first locations in Collingswood and Glassboro in 2016 and 2017, respectively. The new Delran location is owned by franchisees Mike and Lauren Seno. The concept is simple: participants are placed inside a room and have 60 minutes to solve the task at hand using the clues and puzzles hidden throughout. “This is a concept that’s fun for people of all ages, and no special skills are required in order to participate,” said Lauren Seno.
“Entertainment tenants like Exit 4 Private Escape Rooms bring added value to a retail property by providing consumers with the opportunity to shop, dine and have fun all in one convenient location,” noted Hand-Freda. “This is something completely new and different for Hartford Corners – and it’s sure to be well received by the community.”
Saladworks Recommitment
Finally, Saladworks – a Hartford Corners tenant since 2012 – has extended its commitment at the shopping center. The lease agreement, formerly tied to Saladworks corporate, is now a direct contract with the location’s franchisee, a successful local operator.
Hartford Corners features retail, restaurant and service tenants also including Lowes (shadow anchor), Staples, Planet Fitness, Dooney’s Pub & Restaurant, Mattress Firm, Virtua Urgent Care, Five Below, Hand and Stone Massage & Facial Spa, Brighter Dental, Sally Beauty Supply, Bobby Chez Seafood, T-Mobile, Pets Plus, Edge Salon Blow Dry Bar, Five Guys and Smoothie King. Traditional neighborhood conveniences – such as a dry cleaner, a pizzeria, a bagel shop and a nail salon, among others – round out the mix.
