“Evening with a Legend” Event held at 20,000-SF Amenity Center in Somerset County, N.J.

WARREN TWP., N.J., Mar. 6, 2019 – Sam Morreale, founder and managing partner of Vision Real Estate Partners, shared business insights and career advice with NAIOP New Jersey’s Developing Leaders during a recent event at Warren Hill, the newly developed amenities center at Warren Corporate Center in Warren Twp. The exclusive event is part of the commercial real estate development association’s ongoing “Evening with a Legend” dinner series for members age 35 and under.

Guests enjoyed cocktails and toured the 20,000-square-foot, stand-alone amenity building, which held its official grand opening in December 2018. Designed around a work/play theme, Warren Hill is anchored by the Hill House Café, which offers gourmet food service, and the Warren Hill Athletic Center featuring a full basketball court. The building also houses a fitness center, multi-function conference space, and a sustainable “green roof” that creates a seamless indoor/outdoor setting featuring walking paths and an outdoor amphitheater.

The CRE professionals in attendance represent the target market for Warren Corporate Center, which Morreale describes as “a corporate earning campus that simulates the look and feel of a peer university’s learning campus.” His firm purchased the property in 2016 with affiliates of Rubenstein Partners with the goal of creating a next-generation experiential workplace that blends headquarters quality Class A accommodations with the hospitality-enriched lifestyle features sought by leading office users.

“The transformation of this property has been powered by the tastes of the millennial generation and the desire of companies to recruit and retain young talent who want immediate access to social, recreational and dining opportunities,” said Morreale.

NAIOP NJ’s Developing Leaders membership provides the tools, education and resources to support the career development of up-and-coming CRE professionals. Members participate in the association’s extensive network and access unparalleled opportunities to connect with peers and learn from leaders in the industry.

Over dinner, Morreale shared some of the important lessons he has learned during his successful career. “This business is like a fraternity. As much as it is about brick and mortar, it is really a people business. 90 percent of business is done with people you know and it is important to establish a common bond. When the broker gets to know the developer and vice versa, everyone is in a better position.”

He also stressed the value of being well-rounded and working with a team that understands all facets of the business. “You look better in a room with four people talking versus one person talking and three people listening.”

When asked about handling situations that did not go according to plan, Morreale said, “Failure is nothing to be ashamed of. Your failures will help you get the next job done better and faster.”

Developing Leaders co-chair Zach La Motta, an associate with The Stro Companies, noted, “For young professionals today, being able to connect with someone like Sam Morreale, who has experience on both the institutional and entrepreneurial side of the business, is invaluable. The Developing Leaders Committee is also co-chaired by Wesley Wilcox of G.S. Wilcox & Co. NAIOP NJ’s Developing Leader membership is available to CRE professionals aged 35 and younger.
