Recent Upgrades at Class A Office Asset Include Lobby Renovation by New-York Based MdeAS Architects

Jersey City, NJ, June 11, 2020 – Cushman & Wakefield announced it has completed nearly 40,000 square feet of leasing at 10 Exchange Place in Jersey City. Executive Vice Chairman Robert Lowe, Senior Director Nicholas Dysenchuk and Managing Director David DeMatteis are handling the assignment on behalf of Manulife Investment Management, which manages the 748,007-square-foot Class A office tower.

“Manulife Investment Management’s investment in ongoing upgrades to this trophy asset has helped fuel our leasing success,” said DeMatteis, who arranged three separate leases over the past 11 months. “In the midst of the COVID-19 pandemic, we are pleased to bring new tenants to the building and to see the completion of recent renovations.”

The prestigious 30-story tower, situated on the Hudson River with panoramic views of Manhattan, has been above 90% leased for the past three years. The latest transactions include a 24,408-square-foot renewal by global air conditioning giant Daikin Industries Ltd. In addition, Chain IQ inked a 9,504-square-foot lease and Paycom took 4,529 square feet.

Recent renovations include a new lobby designed by MdeAS, the New York-based architecture firm known for employing modern design and natural materials to redefine Class A buildings, interiors and public spaces. Other improvements include revamping multitenant elevator landings and upgrading elevators with destination dispatch controls.

10 Exchange Place is located in Jersey City’s Urban Enterprise Zone near abundant retail, restaurants, entertainment and lodging. The LEED Gold certified building has direct access to the Exchange Place PATH station for connections to New York City, Newark and Hoboken. The property is just 2.4 miles from the New Jersey Turnpike and Route 3, six miles from Manhattan and 13 miles from Newark Liberty International Airport.

Current availability includes 18,735 square feet on the 18th floor, 3,378 square feet on the 14th floor and 7,865 square feet on the 8th floor. “With in-demand amenities, access to mass transit and some of the most robust parking on the waterfront, 10 Exchange Place has tremendous appeal for office tenants looking for an alternative to New York City,” DeMatteis noted. “It’s not surprising that this asset continues to maintain some of the best occupancy in New Jersey.”
