Morris County Location, Flexible Industrial Zoning Drive Investor Interest

MINE HILL, N.J. (March 20, 2024) – Lee & Associates New Jersey has negotiated the sale of a 34-acre land parcel zoned for industrial development at 128 Iron Mountain Road in Mine Hill. The commercial real estate firm’s Drew Maffey, Rick Marchisio and Will Ziegler represented the buyer, while Lori Zuck and Jeff Furey represented the seller; both entities are privately held real estate investor/developer firms. 

Situated in the heart of Morris County with direct access to Route 46 and proximity to I-80 and Route 10, the site is located in Iron Mountain Industrial Park. Zoned for a wide range of uses – including warehousing, manufacturing, recreation and outside storage, among others – the property presented a rare investment opportunity in a desirable northern New Jersey submarket.
